New post a listing layout at Flat Rent Edinburgh

Flat Rent Edinburgh’s new post a listing section, makes it quick and simple for you to list your flat for rent in Edinburgh! After you’ve registered and then signed in, simply click on post a listing to add your flat or flats to rent in Edinburgh.

Once you come to the add listing page, simply select the region within Edinburgh that your flat is located in. Then select the area within this region of Edinburgh from the 2nd drop down menu. Be sure to enter your post code, as this will show a map of your flat’s location using Google maps! Very clean indeed! Be sure to list when your property is to become available from, so you don’t get enquiries coming through before your ready for them!

You can now add video tours of your flat! There is no better way for tenants to see the layout and size of your property. We recommend making videos around 30 seconds to a minute long. Be sure to wander around each room in your flat with your camera. The file should be no larger than 2MB to upload. The video can be in WMA, AVI or MPG format. After selecting the type of property you are letting, be sure to add the various features of your property by selecting the necessary tick boxes.

We recommend writing at least 150 words (around 5 paragraphs) into your property description, but the more the merrier! Be sure to answer any possible questions you reckon people may have about the flat. List all key features, and talk about anything that makes your flat unique or different. Try to grab the readers attention with an exciting property description. This will result in a higher volume of enquiries, and ultimately viewings.

Last but not least, add your images of the flat. You can add up to 8 photos. Be sure to add captions to state which room each image is of. Then that’s you finished! The site owned by Skyline Property promises to allow letting agents and private landlords the ability to upload and advertise their properties, or property portfolios in a much more cost effective manner than other web based letting companies that are out there at the moment.

Their simple property uploader section allows you to add a flat for as small as £4.99 if you are a private landlord. Also allowing letting agents to add all their properties for £24.99 a month. Bulk uploading tool available.

Forecasts for Flat Prices in the UK for 2010

With the UK property market beginning to pick up again, property rentals will soon tighten up and near extortionate amounts will be requested no more for monthly rent. The average price of houses having tumbled over the past 2 years, is set to fall slightly further in 2010 analysts predict. With the general consensus reckoning another 10% fall across the board for UK house prices. So all going well, and with no shocks to the UK economy, house sales should pick up. Meaning less demand for rental properties, and lower monthly rent values that landlords can command.

All in all I reckon letting agents, as well as private landlords won’t be able to have the luxury of such high budgets to advertise their properties, given the decrease in monthly income coming in. The fall in monthly rent likely to be in line with the decrease in property valuation, of 10%.

I reckon companies like Flat Rent Edinburgh will be popping up across the UK. They seem to be taking a fresh approach to the property rental market and offering both letting agents and private landlords a cheap and affordable way to list their property for let, to a captive online audience. At present their allowing private landlords to submit each property for only £4.99 until let! How long this will last for, I can’t say, not long though is my guess!

Owned by Skyline Property Group, Flat Rent Edinburgh also offer rental advice for tenants. I would imagine this particularly effective in a cultural city such as Edinburgh, with so potential tenants coming from abroad. I guess why they also offer the ability to translate their entire site into multiple languages at the click of 1 button. A very nice feature indeed. Long may sites popping up like this one continue. And with analysts predicting that interest rates set to stay low in the UK for several years to come, the letting market will remain vibrant enough, but without the sharp increase in monthly rent being commanded by landlords that we’ve seen in 2009 in the UK.
